THE DAWN CONDOMINIUMS
The Dawn is Located on Seawall, just West of 69th Street, can’t be missed with the tropical colors, palm trees and beautifully landscaped grounds and feature two swimming pools (one pool is heated to 81° in the cooler months), a poolside hot tub, community grilling areas, fitness center, on-site laundry and gated parking. All units at The Dawn offer a private covered balcony or patio, which is the perfect spot to enjoy your morning coffee or unwind in the evening with a glass of your favorite beverage. All kitchens are fully stocked with pots, pans and dishes to make breakfast, lunch or dinner, and guests are so close to so many delicious places to eat if you don’t feel like cooking or decide to order in after a long day at the beach or pool. All guests are required to pay $37.89 per car for parking upon arrival at The Dawn.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, and GARM (Galveston Association of Rental Managers) security. If any questions, please contact Ryson.
This vacation home should accommodate up to 2 vehicles to be parked at the property. Parking at condos is determined by the space available at the property (typically two-car maximum). Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.
All reservations at The Dawn Condominiums require a parking fee per vehicle (two max).
When registering at The Dawn guests will receive their pool/gym bands (up to 6 for a one-bedroom and up to 8 for a two-bedroom) and access codes for parking gates, walk-through gates and for the fitness center. Pool/gym bands should be returned to The Dawn prior to departure.
Most HOA fees (resort, parking, amenity, etc.) are to be paid directly to the HOA upon arrival.
Resort amenities require maintenance, and from time to time may be unavailable for guest use. Every effort will be made by Ryson to notify the respective HOA. However, please understand, Ryson has no control or authority in completing necessary repairs or routine maintenance. If elevator use is a requirement for any guests during your stay, please contact Ryson prior to booking, and we're happy to go over available options (alternate elevator available on premises or locating a better limited mobility friendly access unit).
Guests with limited mobility should consider parking and possible stairs to access unit, as The Dawn does not have elevators. A Ryson Vacation Planner would be happy to go over the location and access of specific units.
Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices.
All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 21 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.
EXTENDED STAYS
Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

Once we got use to climbing three flights of stairs, it was a nice reward. The only thing we would change how hot the water was in the shower. Everything else was just as posted.

My husband and I enjoyed our stay in this unit. It was clean and had everything we needed to prepare our meals. Despite having to walk up to the third floor, it was still nice. All the extra blankets in the closet was labeled "don\'t touch this\"". So you need to bring your own extra linen

Overall, the condo was fine and had a great location but it needs a little TLC. My biggest complaint is the hot tub stops working when temps are around 50 degrees, which was shocking to us since that is when we start using a hot tub in the Midwest. The patio and hot tub were features that I booked this location for, so extremely disappointing we couldn\'t use. The condo needs a deep clean instead of the quick clean between guests. The couch had a big stain on it, all the towels could be replaced, there is rust all over the shower (can\'t close the curtain without getting it on you), the floors had been swept but not mopped, etc.

Our stay at the Dawn with Ryson was great! My first experience with April was wonderful, she was very knowledgeable and helped me with all of my questions and needs. When we arrived, check in was super easy and they sent very detailed instructions so that we knew exactly what was expected and needed throughout our stay. The condo was very clean, had everything we needed, and the bed was super comfortable. The Dawn is in a good location and this particular unit was in a good location in the complex. We could see the beach but weren't so close to the sea wall that we heard all of the cars passing by. There were only a couple of minor things that would have made the stay even better, but overall it was a great stay and we are really happy with our experience. We will definitely look at booking with Ryson again in the future.
