The Dawn is Located on Seawall, just West of 69th Street, can’t be missed with the tropical colors, palm trees and beautifully landscaped grounds and feature two swimming pools (one pool is heated to 81° in the cooler months), a poolside hot tub, community grilling areas, fitness center, on-site laundry and gated parking. All units at The Dawn offer a private covered balcony or patio, which is the perfect spot to enjoy your morning coffee or unwind in the evening with a glass of your favorite beverage. All kitchens are fully stocked with pots, pans and dishes to make breakfast, lunch or dinner, and guests are so close to so many delicious places to eat if you don’t feel like cooking or decide to order in after a long day at the beach or pool. All guests are required to pay $37.89 per car for parking upon arrival at The Dawn.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, and GARM (Galveston Association of Rental Managers) security. If any questions, please contact Ryson.
This vacation home should accommodate up to 2 vehicles to be parked at the property. Parking at condos is determined by the space available at the property (typically two-car maximum). Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.
All reservations at The Dawn Condominiums require a parking fee per vehicle (two max).
When registering at The Dawn guests will receive their pool/gym bands (up to 6 for a one-bedroom and up to 8 for a two-bedroom) and access codes for parking gates, walk-through gates and for the fitness center. Pool/gym bands should be returned to The Dawn prior to departure.
Most HOA fees (resort, parking, amenity, etc.) are to be paid directly to the HOA upon arrival.
Resort amenities require maintenance, and from time to time may be unavailable for guest use. Every effort will be made by Ryson to notify the respective HOA. However, please understand, Ryson has no control or authority in completing necessary repairs or routine maintenance. If elevator use is a requirement for any guests during your stay, please contact Ryson prior to booking, and we're happy to go over available options (alternate elevator available on premises or locating a better limited mobility friendly access unit).
Guests with limited mobility should consider parking and possible stairs to access unit, as The Dawn does not have elevators. A Ryson Vacation Planner would be happy to go over the location and access of specific units.
Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs.
All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 21 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.
Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

This is of no reflection on Ryson, but I want to make you aware of the militant maintenance/pool/property manager (Hispanic male) working on-site at The Dawn Condos. We arrived pretty late Monday (7/17/23) night and we were unloading our truck and carrying groceries and luggage up to the 3rd floor. This same man was hanging around the parking lot taking pictures of the condo we rented. He didn’t identify himself and it made us uneasy. We felt “watched.” The next day, we decided to go swim and we were scolded by this same man in front of other guests for not having pool wristbands. He was rude and combative when I tried to explain that we were going to pay for parking on our way to swim, but no one was in the office when we tried to pay earlier. My husband wanted to leave and go find a hotel because of this overzealous “guard” embarrassing us at the pool. To make matters worse, we had trouble with the link to pay and tried to ask him for help and he refused to help. I am extremely disappointed about this experience because we’re rule followers and respectful to everyone, but this person working at The Dawn ruined our trip. We are repeat customers and I hope this can be addressed by Ryson before it hurts your business. Second thing which is no big deal because I brought my own towels-our condo had no bath towels. I reported this to John at Ryson this morning at 9:00AM. Again, not a problem for us but it could be for someone else. Thank you-I wish things could have been better because we love The Dawn!

Once we got use to climbing three flights of stairs, it was a nice reward. The only thing we would change how hot the water was in the shower. Everything else was just as posted.

My only complaints which didn't really affect our stay was that the toilet handle broke the second day we were there, we called the main office like instructed. However no one from maintenance ever came out to fix it. We were told they only had one maintenance man on staff currently. Overall loved our condo!!

Stayed here at the Dawn Condos last year in another unit but this one was just as great or better. Clean and updated unit with pretty much everything provided for. The only small issue was the ice maker was not working so we had to use the ice trays but a small inconvenience. Great location within walking distance to WalMart and many restaurants and of course the beach across the street although I would suggest East beach or Stewart beach for a better experience. Would definitely stay here again.
