Description
As you enter the home you will find an open concept style home. The 2nd level (main level) features two bedrooms and a full bath. The first bedroom on the main level is a queen size bed with full bath with tub/shower combo. The second bedroom of the main level features a queen bed and a walk through to 2 sets of twin bunks (room sleeps 6). The upper level of the home is where the primary bedroom is located. The primary bedroom has a king bed, TV, ceiling fan and en suite bath with separate tub for soaking and a huge walk in shower with both a rain head sprayer and a hand held sprayer. The living area is cozy and quaint for relaxing with the family.
The dining area is between the kitchen and living area, adding more seating. Perfect for meals and game time. The kitchen is airy with modern appliances. The bar adds more seating for snacks and room for cooking. All three levels of the home have Smart TVs, bring your Netflix or other streaming service login and password!
Enjoy the private pool and this is perfect for a relaxing stay at home day. Enjoy sunbathing either on the canal side or pool side with a nice refreshment.
Sleeping arrangements are as followed:
Primary bedroom: 1 King with en-suite (sleeps 2), Upper Level
Second bedroom: 1 Queen (sleeps 2),Main Level
Third bedroom: 1 Queen and 2 sets of twin bunks (sleeps 6) Main Level
Fourth bedroom Queen bedroom (sleeps 3) Ground Level
Living area: 1 Queen sleeper sofa (sleeps 2), plus 1 twin sleeping chair, Main Level

Staying in town or near one of Galveston's Historic Districts has its own set of perks and is very different from the West End or near East Beach. Many in town homes are walking distance to the seawall, the beach, restaurants, shopping, the Historic Strand & Postoffice district, the Pleasure Pier, museums, the Galveston-Bolivar Ferry, plenty of other attractions, things to do, grocery stores, Texas A&M University, Shriner’s Hospital, Ronald McDonald House and UTMB (University of Texas Medical Branch), one of the largest, most technologically sophisticated emergency care facilities in the world, a level 1 trauma and burn center.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, and GARM (Galveston Association of Rental Managers) security. Please contact Ryson with any questions.
This vacation home should accommodate up to 4 vehicles to be parked at the property. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.
Pool and/or spa are serviced multiple times a week, and we make every effort to keep them in tip top shape. However, we cannot guarantee there won’t be a disruption, but we always make every effort to resolve any issues ASAP.
The boat slip is available for guest use.
Even if listed as a provided amenity, Ryson is unable to guarantee specific cable packages, networks, channels, cable signal quality, or internet signal quality. Cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices.
All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.

It was conveniently located and very comfortable. We had plenty of space & everything was clean and nice. The oven was not working but maintenance staff responded immediately to our request for help. The grill and sofa could use repair/replacement but these items did not reduce our enjoyment at all.

Great locationand such a beautifulhouse. Private view of the fireworks show from Moody Gardens during summer period. Really enjoyed the big upgrade and modern design of the master bedroom bathroom and the kitchen. You can easily shower to 2-3 kids together, it\'s big. Kitchen bowls and plates are more than enough along with extra bed sheet and towels. Great pool size and we really enjoyed the dock in the back of the house, where we can just go fishing right there. The filter unit for the pool was not working for some reason. The only problem we had was the toilet in the garage. It was hard to press on and stuck couple times and the stove in the garage was not working either. Beside that we appreciated of having 2 fridges in the house since we had lots of foods with us .

The set up of the house is amazing!! Three levels allowed all of us our own privacy during the trip. The porch swings are great, although moving them back one beam would be fabulous. The neighbors are the world\'s best!! They were so encouraging and helpful during our trip. We shared meat with them and our last day they brought us doughnuts!! The reason I\'m only giving three stars is that the pool was not properly cared for before our arrival or during despite my multiple phone calls to Ryson. Thankfully, my brother-in-law knew what to do so we could utilize the pool. The two boats docked less than 50 feet from the boat dock is a visual eye sore and makes it hard to fish (confirmed to belong to the owner of the house). The lights on the boat dock flicker on/off and some of the lights don\'t work at all. Only one light out of 4 worked properly. I would suggest a deeper cleaning between rentals as there was blood on the walls and the house was crawling with ants. There is multiple piles of fire ants around the property so be careful when having little kids out there.
