Description
Guests will enter through the open concept living/dining/kitchen. The living area features a large sectional sofa and 55'' curved HDTV for exceptional viewing. This home also features cable television and wifi for the convenience of the guests. The kitchen at All Decked Out is completely outfitted for preparing everything from a small snack to a seafood feast after a day of fishing. Kitchen has full size refrigerator with ice maker, dishwasher, and nearly every conceivable kitchen item! Dishes, glassware and cooking utensils provided for the number of guests shown (10). Two large bedrooms are located on the main living floor. One of the two bedrooms features a king bed (sleeps 2), the other bedroom features a full over full bunk bed (sleeps 4), and has a 40'' flat screen for the children to enjoy. Go upstairs to a private primary suite with king bed and a twin over twin trundle bed (sleeps 4). The primary bedroom also features a 55'' flat screen and an en suite bath with shower, and access to the third deck. Second bath is on the main floor and has a tub/shower combination.
PIRATES' BEACH
Pirates' Beach, located on the beachside of the island, East of Jamaica Beach and Galveston Island State Park, is one of the island's most popular neighborhoods, as families have been vacationing in Pirates Beach for generations! Pirates' beaches are some of the best kept on the island, and many guests appreciate that vehicles are not able to drive on the beaches here (guests are able to park at one of the many neighborhood cul-de-sacs to easily carry beach gear to the beach). Pirates’ Beach has its own small grocery mart, liquor store and even fresh seafood markets and bait shops. If you want to stock up on some essentials, Hummel’s General store is a one-stop shop for groceries, ice, fresh deli sandwiches and pizza, pretty much all the goodies you may need for a vacation weekend.

This home is pet-friendly. One pet is allowed. Weight limit of 40 pounds. All pets must be registered, and pet fee ($100/pet) must be paid upfront. Outside the home, dogs must be leashed at all times, and owners are responsible for picking up after dogs. Please review Ryson’s 'Tips for Traveling with Pets' for additional information.

This vacation home should accommodate up to 4 vehicles to be parked at the property. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.
Pirates' Beach is a residential neighborhood, and quiet hours are enforced between 10 pm and 7 am.
Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. Oftentimes additional TVs are available for guests wanting to hook up their own game systems or streaming devices.
All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.
EXTENDED STAYS
Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

This house was perfect for my family--my son\'s family of 3, and my daughter\'s family of 3. The bedrooms were spacious and we loved the huge table that we were all able to sit comfortably around. The beach views were wonderful, too. The only suggestion I would give is to change the check-in sheet saying that you have to turn on the hot-water heater upon arrival. We couldn\'t find the switch in the closet as described. We called the emergency number on Christmas evening, and found out that the hot-water heater was already turned on. Thank you for sharing this wonderful beach house with our family.

First, let me say that the location of this house is great! We usually stay in the Sunny Beach neighborhood simply because it\'s closest to town. This house, in Pirate\'s Beach, is not that much further AND it\'s quiet, the house is a very close walk to the beach and the surrounding neighbors we encountered were very pleasant. Did I mention the peacefulness?? Unlike the Sunny Beach area, you cannot drive onto the beach which discourages public use. The layout of the house is very cozy and conducive to family time. The kitchen is well stocked with cooking items and appliances. Plenty of blankets & linens and house was clean. Lots of space for parking and family game areas. I really appreciated the gate on the deck blocking off the stairs-a PLUS for people with pets and small children. The deck offered a nice view of the ocean too. Also loved the huge dining table that seats 8 or more. There were a few maintenance issues which I mention below. But overall, our time there was very nice. The cons of the property are minor and were more of a nuisance than anything else. Most of the towels bars and hooks are coming out of the wall. Instead, we used hangers to hang wet towels. The master bath shower curtain is moldy, top to bottom, beyond just a little. The clear curtain was turned around so that the molded side was facing out but you could see it nonetheless. The blinds in the master bath will not open nor can you pull them up. It would have been nice to look out the window but we just left it closed. The bottom floor bathroom could use some new paint too. I do recommend putting in some kind of light over the outdoor stairs as it was VERY dark going up and down at night. I almost missed a step because I couldn\'t see-this really is a hazard. One of the swings on the patio under the house is falling apart so we had people avoid using it. I hate to be picky, but with taxes and all fees our 3-night stay averaged $466 per night. I just feel for that price that everything should be in great order. But overall, it was a good visit.
