This home has an open living/dining/kitchen floor plan on the main living level.
The first living area features two large sofas and ample seating for up to 13 guests. The large dining table will seat 8-10 and seating at the kitchen island for the rest of the gang. The kitchen area is spacious and is outfitted with up-to-date everything. Anything you can think of to prepare all kinds of meals, snacks and beverages as you enjoy both inside and outside living. The kitchen has a dishwasher, oven, and large frig with an ice maker.
The main level living area has a 60"" TV with a sidebar and mini frig. Walkout onto the enormous deck and enjoy the waves and the water view!
The primary bedroom features a king bed, TV, en suite bath with a separate tub and shower. The 2nd primary bedroom also has a TV, deck access, with en suite bath that has a tub/shower combo. The third bedroom has a twin/twin bunk plus a twin/full bunk (room sleeps 5), bath with a full tub/shower combo. The fourth bedroom is a bedroom/office with a queen sleeper (on first floor of the home). The fifth bedroom has a queen bed, TV, ensuite bath with a separate jetted tub and step-in shower. The upper-level living room features a queen sleeper sofa, Large TV, sidebar and mini frig for easy access to cold drinks.
BEACHSIDE VILLAGE
Beachside Village is one of Galveston's most popular and newer upscale neighborhoods, with picturesque, idyllic, colorful, coastal homes, all on stilts and all built with strict Victorian-style architecture. Beachside Village is close to town and all that Galveston has to offer - only a short ride to Schlitterbahn, Moody Gardens, The Historic Pleasure Pier, Historic Strand and Postoffice Districts.

Events, parties, or guests attending prom are prohibited at this home, as well as any type of large gathering with guests not listed on the reservation's Guest Registration or exceeding the maximum occupancy. These provisions are strictly enforced by Ryson Vacation Rentals, and GARM (Galveston Association of Rental Managers) security. If any questions, please contact Ryson.
This vacation home should accommodate up to 4 vehicles to be parked at the property. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions.
Beachside Village Community is a quiet residential neighborhood, and quiet hours are enforced between 10 pm and 8 am.
Weddings, prom or large gatherings of any kind are not permitted in Beachside Village.
Most houses allow up to four vehicles to be parked at the property, but some properties may not be able to accommodate this maximum. Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Overnight parking is not allowed at HOA Sales Office, and overflow parking is only permitted along the North side of Sea Butterfly, West of Grand Avenue. Beachside Village HOA does not allow parking for trailers, RVs, boats, etc.
These provisions are strictly enforced by Ryson Vacation Rentals, and Beachside Village HOA charges fees for non-compliance
Elevator is available for adult guest use - helpful for those with limited mobility or to carry up luggage and groceries.
Outside/exterior security surveillance is present at this home for the security of the home and our guests.
Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs.
All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am.
EXTENDED STAYS
Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day. Extended stay reservations may not be placed online, but a Ryson Vacation Planner would love to answer any questions you may have and help you reserve your extended stay.

I read some of the other reviews and had some reservations about renting it but the location is perfect and the price was attractive so we rented it anyway. First the good. The house is in a wonderful location, right on the beach. It is a very nice area.It is a big house with lots of room to spread out and play and it has 4.5 bathrooms. Having extra bathrooms is so nice when you have a big group. The house has everything you need and the inside was fairly clean. We all agreed that it was the perfect house for us and that we would rent it again. We didn't use the elevator much except during loading and unloading. Now the not so good. No door lock on the balcony door on the main level. Where there should have been a lock it was stuffed with toilet paper. One of the showerheads was held on with duct tape. All of the furniture in the house is older and could use some updating but its fine. You are not renting a room in a luxury 5 star hotel. I will say that both of the upstairs couches are broken and need repairing. You can sit on them but it is a bit awkward. The house had a bit of a dirty beach house order when you first walk-in but after a few mins. you don't notice it anymore. I guess it smells like a beach house because ....IT IS A BEACH HOUSE ! We only saw a couple of bugs in the house but there were ants everywhere downstairs/ouside. Those could be controlled better I think. The downstairs area was pretty dirty. Needed blowing/sweeping and the yard really needs mowing/care

We enjoyed our stay for sure. The location is great and the place is huge. However, there is a good bit of tlc that is needed thoughout the unit. To mention a few, there are quite a few stains on the ceilings from past water leaks. The upstairs hvac system didn't seem to keep up, and there was a bit more humidity inside than what should be. The elevator had a pretty bad musty smell and visible mold inside. Overall, the place is really nice and could be great with some tlc and updates.
